NEW HEALTH, WELL-BEING AND BUSINESS CENTRE PLANNED FOR GRANBY INDUSTRIAL ESTATE
DJ Property have submitted a planning application to West Dorset District Council to convert
existing redundant office space at Leanne House, Avon Close, Granby Industrial Estate, into a high quality, health, well-being and business centre. The proposal will deliver modern facilities to the area and stimulate the creation of more employment.
It is expected that DJ Property as developers of the property, will invest just under a
million pounds into the project which has internal areas of over 30,000 square feet and is expected to generate dozens of new jobs.
Mickey Jones, Chief Executive of DJ Property said “Leanne House is currently a substantial vacant office building and not required by the market in its current format. BAE occupied parts of the building until September 2016, when they relocated to space at the Weymouth & Portland Land Registry. It is our intention to substantially modernise this prime employment site by transforming the current tired offices into a high quality gymnasium, with supporting health and well-being businesses and accompanied by high specification office space. I will be investing in the building and substantially modernising many aspects of the offices, specifically replacing all doors and windows and refreshing all of the exterior cladding. The building has a large number of windows, allowing lots of natural light into the property. This produces a great working environment and the ideal location for promoting health and well-being to the hundreds of surrounding businesses. The building fascia will also be transformed by using a light grey cladding rather than a dark brown, giving it a smart corporate feel.”
Leanne House is an ideal development site for the centre due to its close proximity to local businesses and the immediate community. Many of the users will be able to walk, cycle or drive to Leanne House as they go about their busy lives, with little or no increase in their travelling time. This accessibility, coupled with the scale and high quality of the facility, will offer a health and well-being experience that it is currently not available in South Dorset. The health centre and gym will not have a target market, but will be designed to attract people from a complete cross section of society, offering something for everybody at an affordable price. The development will be attractive to new or existing complimentary health businesses that are looking for new business space.
The planning application seeks a change of use that will enable the transformation of Leanne House from a dated, redundant office block into a high quality health and well-being centre which will be supported by complimentary service space and flexible business suites. The building also benefits from over 150 car parking spaces and is located by the Jurassic Cycleway which joins Weymouth to Chickerell and located near to frequently serviced bus routes.
Mr Jones went on to say “ DJ Property intend to develop a combined well-being and workspace centre which will serve the existing Granby estate work force and expanding local community of Chickerell, Southill and Weymouth. Many local large employers are offering wellness and fitness options into their recruitment packages in a bid to attract the very best employees. The proposed new complex will be of high quality construction and with flexible opening hours. This facility will make the Avon Close area of the Granby Industrial Estate more attractive to new and expanding businesses.”
Granby Industrial Estate is comfortably the largest employment area in South Dorset. DJ Property are bringing a supermarket (Aldi) and now a fitness and business centre to the Estate providing key infrastructure facilities to the area. The new centre will also include a crèche and other support services which will be accessible to non-gym members. Many large employment areas in the UK now include other services and businesses which are essential to keep people content during their working day. This development will provide new facilities that are complimentary and supportive to other businesses in the Granby and Link Park.
